Under MCOB, who is responsible for assessing whether a regulated mortgage is affordable?

  1. The lender
  2. The mortgage adviser
  3. The customer
  4. The conveyancer

The responsible lending rules put the affordability assessment on the lender, which must not enter into a regulated mortgage contract unless it can show the mortgage is affordable. Source: FCA Handbook, MCOB 11.6.2R.

cemapexam.co.uk is an independent practice site for the CeMAP® exam, the Level 3 Certificate in Mortgage Advice and Practice awarded by Walbrook (LIBF) in the UK. It covers the five unit exams of the structure launched on 30 September 2025: FRE1 and FRE2 (CeMAP 1), MRT1 and MRT2 (CeMAP 2) and ASEW (CeMAP 3). Every unit has timed CeMAP mock exams in its official format, a quick practice and drills by learning outcome.

The syllabus is UK-wide, but some content differs by jurisdiction. Our ASEW case studies use England and Wales scenarios, and there is no ASSC (Scotland) practice yet. We are not Walbrook, LIBF or a training provider. For what the qualification is, who needs it and what it costs, read the CeMAP qualification guide.

What is the CeMAP exam?

The CeMAP exam is five separate unit exams: FRE1, FRE2, MRT1, MRT2 and ASEW/ASSC. Each is an on-demand multiple-choice exam on Brightspace with a 70% pass mark, and together they add up to 230 questions and 6 hours of exam time.

The five units sit in three modules. CeMAP 1 is Financial Services, Regulation and Ethics (FSRE®), with FRE1 and FRE2. CeMAP 2 is Mortgages (MORT), with MRT1 and MRT2. CeMAP 3 is the single synoptic unit, Assessment of Mortgage Advice Knowledge, sat as ASEW or ASSC. FRE1 and FRE2 are Level 4 FSRE units counted within the Level 3 CeMAP, because FSRE on its own is a Level 4 qualification.

Walbrook suggests the order FRE1, MRT1, FRE2, MRT2 and then ASEW last, but says you may study in any order. The CeMAP qualification specification sets 50 hours of Unit Study Time for each unit.

How you sit the real exams:

  1. Register with Walbrook for the full qualification or one module. As of October 2026, the full CeMAP costs £735, or £330, £320 and £160 by module, according to Walbrook's CeMAP page.
  2. Study the unit on Brightspace. The first attempt at each unit exam is included in the registration fee.
  3. Start the exam when you are ready. There is no booking: the exam is remotely invigilated and begins with a 360-degree scan of your room.
  4. If you fail, resit for £120 a unit, within the limit of 3 attempts a week and 10 in any 12 months.

The full rules on scoring, grades and resits are on the CeMAP pass mark and exam structure hub, and the steps for starting an exam are in how to book and sit a CeMAP exam. If you studied under the old structure (UKFR, Units 1 to 7 and ASSM), the old exams ended on 12 January 2026; what changed in the new CeMAP maps each old unit to its replacement.

Key fact: The whole qualification is graded Pass or Fail. Merit (80%) and distinction (90%) are awarded unit by unit, and your feedback comes as analysis sheets on MyLIBF.

How does CeMAP exam practice work for each unit?

CeMAP exam practice here is organised by unit. Each of the five units has 10 timed mock exams in its official format, a 20-question quick practice and topic drills by learning outcome. Mock 1 and the quick practice are free for every unit.

Unit Module Official exam format Time Pass mark Free mock
FRE1 CeMAP 1 (FSRE) 40 questions: 25 standalone + 3 case studies × 5 1 hour 28/40 FRE1 mock 1
FRE2 CeMAP 1 (FSRE) 40 questions: 25 standalone + 3 case studies × 5 1 hour 28/40 FRE2 mock 1
MRT1 CeMAP 2 (MORT) 50 standalone questions 1 hour 35/50 MRT1 mock 1
MRT2 CeMAP 2 (MORT) 40 standalone questions 1 hour 28/40 MRT2 mock 1
ASEW CeMAP 3 6 case studies × 10 questions 2 hours 42/60 ASEW mock 1

The formats come from the CeMAP specification and the FSRE qualification specification. Every question in our mocks is a single best answer from 4 options. Walbrook states "1 answer from 4" for FRE1 and FRE2. It does not state the number of options for MRT1, MRT2 or ASEW, so four is our convention there.

CeMAP 1 (FSRE): FRE1 and FRE2

FRE1, "Industry, Regulation and Key Parties", has five learning outcomes: the UK financial services industry and markets (LO1), how the retail consumer is served (LO2), legal concepts such as wills, trusts, agency and insolvency (LO3), the development of regulation (LO4) and the FCA and PRA (LO5). Our five FRE1 topic drills follow those five outcomes, from FCA and PRA questions to legal concepts.

FRE2, "Skills, Principles and Ethical Behaviours", covers LO6 to LO8: the skills needed to advise clients, the regulatory principles and rules behind fair outcomes (anti-money laundering, data protection, complaints, the FOS and the FSCS), and ethics at work. FRE2 has five topic drills, because we split LO7 into its fair-outcomes, regulatory-framework and advice-framework parts.

Each FRE mock follows the official layout: 25 standalone questions, then 3 case studies of 5 linked questions. The CeMAP 1 module guide explains the module, and the unit guides for FRE1 and FRE2 walk through every learning outcome.

CeMAP 2 (MORT): MRT1 and MRT2

MRT1, "Mortgage Law, Practice and Application", is the largest paper: 50 standalone questions in an hour, about 72 seconds each. Its 11 learning outcomes run from the MCOB definition of a regulated mortgage contract and buying at auction to borrower types, lender and adviser responsibilities, advice and affordability, fees, property defects and valuations. We have one topic drill for each of the 11.

MRT2, "Mortgage Products and Post Completion", has 40 standalone questions on six learning outcomes: raising additional money, transferring and amending mortgages, debt consolidation, arrears, lender remedies and mortgage products. LO6, on product types, rates and repayment methods, has the most content, and its drill is mortgage types and features.

The CeMAP 2 module guide covers the module as a whole, and the MRT1 and MRT2 guides go through each outcome.

CeMAP 3: the ASEW unit

CeMAP 3 is synoptic. The specification says it "primarily tests mortgage knowledge gained through the MORT module" while drawing on FSRE fundamentals, protection and adviser soft skills. Its six learning outcomes cover mortgage solutions and suitability, specialist lending, lending and advice rules, ethical and sustainable advice, mortgage protection and the house-buying process.

Our ASEW route has six topic drills, one per outcome. The whole paper is case studies, so you can begin with the ASEW quick practice or go straight to mock 1. The CeMAP 3 guide sets out the syllabus and the differences between ASEW and ASSC.

Exam tip: MRT1 gives you the least time per question of any unit. Practise it under the timer from your first mock, not only once you feel ready.

How do the case-study questions work?

Case-study questions are sets of linked multiple-choice questions built on one customer scenario. FRE1 and FRE2 each end with 3 case studies of 5 questions. ASEW consists entirely of 6 case studies of 10 questions, worth 60 marks in 2 hours.

A scenario gives you the facts an adviser would collect at a fact-find: ages, income and employment, existing debts, deposit, the property and what the customer wants to achieve. The questions that follow mix the skills the unit tests. In ASEW that means a calculation (loan to value, a stamp duty band, an interest cover ratio), a suitability judgement, a regulatory point from MCOB or ICOBS, a protection need and a step in the house-buying process.

Case studies feel different from standalone questions because one misread fact can cost several marks. A customer who is self-employed, nearing retirement or buying a leasehold flat changes the right answer to more than one question in the set. Our mocks keep each scenario's questions together, so you practise holding a case in your head the way the exam requires.

Two pages go further. CeMAP 3 case studies works through a full scenario with its answers, and CeMAP calculations shows the methods for every sum that appears in the papers.

Exam tip: Read the questions in a set before you read the scenario in detail. Knowing that one question asks for the loan to value tells you which numbers to note as you read.

Why are the questions original, and do they match the new units?

Every question on cemapexam.co.uk is original, written for the five units introduced on 30 September 2025 from the official learning outcomes, the FCA Handbook and UK law. Walbrook does not publish CeMAP past papers, and we do not use recalled or leaked questions.

We write each question against one unit and one learning outcome, so the mix in a mock follows that unit's syllabus. The topic allocation in our mocks is ours: Walbrook does not publish a weighting of questions across learning outcomes for any unit.

Each explanation does three things:

  • it says why the correct answer is right;
  • it says why each of the three wrong options is wrong, because the distractors are usually the common misunderstandings;
  • it names the source, such as a rule in the FCA Handbook MCOB sourcebook, a section of the Proceeds of Crime Act 2002, or the syllabus criterion it tests.

Many older resources still teach UKFR, "Units 1 to 7", ASSM, 50-question FRE papers or Pearson VUE booking. None of those match the current exams. Walbrook's page on the CeMAP improvements sets out the new structure, and our papers follow it.

Figures are checked against official sources and dated. Tax figures are labelled 2026/27, because Walbrook does not state which tax year applies to which exam window; use the tax table in your study materials if it differs. When a rule changes, we update the questions that depend on it. For example, the FSCS deposit limit rose to £120,000 per person, per authorised institution, for firms failing from 1 December 2025.

Walbrook includes one free specimen exam per unit with your registration. Sit it as well as our mocks: it is the only paper written by the awarding body that you get for free. Our honest page on CeMAP past papers and specimen papers explains what exists and what doesn't.

Key fact: The current FCA list of appropriate qualifications, TC App 4.1, still names CeMAP rather than the new unit codes. The new units count towards the same CeMAP certificate.

What is free and what does Pro add?

Free practice covers all five units: mock 1 in the official format and a 20-question quick practice. Every unit adds a free diagnostic, and FRE1, FRE2, MRT1 and MRT2 a printable worksheet. Pro adds mocks 2 to 10 and topic drills from £6.99 a week.

Feature Free Pro
Mock 1 for every unit, timed, in the official format Yes Yes
20-question quick practice with explanations Every unit Every unit
20-question diagnostic (30 minutes) All five units All five units
Printable worksheet with an answer key FRE1, FRE2, MRT1, MRT2 FRE1, FRE2, MRT1, MRT2
Free study notes and exam guides Yes Yes
Mocks 2 to 10 for every unit No Yes
Topic drills by learning outcome, including the calculation topics No Yes
Every study note No Yes

The free tier is enough to find out where you stand. A diagnostic such as the FRE1 diagnostic takes 30 minutes and shows your weakest learning outcomes. Mock 1 tells you whether you are near the pass mark in real conditions. The worksheets, such as the FRE1 printable questions, work on paper, and the study notes cover the syllabus in plain English.

Pro costs £6.99 a week, £11.99 a month or £22.99 for 3 months, in pounds and including VAT, billed by Stripe. One plan covers all five units, and you can cancel anytime from your account page, keeping access to the end of the period you paid for. The pricing page compares the plans and sets Pro against Walbrook's own revision products. There is no pass guarantee with Pro or with the free tier.

A CeMAP Exam Prep app for iOS and Android, with the same questions and notes, is not in the stores yet. When it launches, app and web purchases will be separate at first.

How should you use the CeMAP mock exams?

CeMAP mock exams work best as a measurement. Sit each mock in one go under the official time limit, review every wrong answer, drill the weakest learning outcome, and sit the real unit only after 3 mocks in a row at 85% or more.

A method that works for any unit:

  1. Start with a baseline. Take the diagnostic or the quick practice before you revise, so you know which learning outcomes need the most time.
  2. Learn the unit. Work through the Walbrook study text one learning outcome at a time. The unit guides on this site show what each outcome tends to test.
  3. Drill by topic. After each outcome, run its topic drill until you get it right consistently. This is where most of the learning happens.
  4. Sit a mock in real conditions. One sitting, the official timer, no notes, phone away. For ASEW, that means 2 hours.
  5. Review every wrong answer and every guess. Read why the right answer is right and why your choice was wrong, then check the rule in the source.
  6. Go back to the weakest topic. The score breakdown after each mock shows it.
  7. Repeat with a new paper. Our readiness rule is 3 mocks in a row at 85% or more, with every topic at 80% or more, before you start the real exam.

Why 85% when the pass mark is 70%? A margin above the line covers nerves, unfamiliar wording and the questions you will not have seen in practice. One good score can be luck; three in a row on papers you haven't seen before is a pattern.

Don't resit the same mock to raise your score. After two attempts you are remembering answers, not applying rules. That is why Pro has 10 papers per unit. The CeMAP mock exam guide explains how each paper is built and how to review it, and the CeMAP revision guide puts mocks into a full revision plan.

Exam tip: Keep a short log of every question you get wrong, with the rule it tested. Read the log the evening before the real exam instead of starting a new topic.

Your next step

Your next step is a free 20-question diagnostic for the unit you will sit first, usually FRE1, then that unit's free mock 1 under the 1-hour timer. Together the two results show which learning outcomes to drill before mock 2.

Frequently asked questions

+Are these the real CeMAP exam questions?

No. Walbrook does not publish CeMAP past papers or its live question banks, and we do not use recalled or leaked questions. Every question here is original, written from the official learning outcomes, the FCA Handbook and UK law, and set out in each unit's exam format.

+Is the CeMAP mock exam really free?

Yes. Mock 1 of every unit is free in full, timed and in the official format, along with a 20-question quick practice. Every unit has a free 20-question diagnostic (two whole case studies for CeMAP 3), and FRE1, FRE2, MRT1 and MRT2 have a printable worksheet. You don't need an account or a card to start.

+Do the mocks follow the new CeMAP units or the old ones?

The new units only: FRE1, FRE2, MRT1, MRT2 and ASEW, introduced on 30 September 2025. The old exams ended on 12 January 2026 and the last UKFR sittings on 16 July 2026, so practice built on UKFR, Units 1 to 7 or ASSM no longer matches what you will sit.

+Can I practise for the Scottish ASSC paper?

Not yet. Our CeMAP 3 route uses England and Wales case studies, so the conveyancing, property law and land tax content follows England and Wales. Most of the paper is common to both routes, but if you sit ASSC, learn the Scottish house-buying content from your Walbrook materials.

+Is there a CeMAP app?

A CeMAP Exam Prep app for iOS and Android, with the same questions and study notes as this site, is being prepared but is not in the stores yet. When it launches, app and web purchases will be separate at first, so a Pro plan bought on the website will not carry over to the app.

+Are you part of LIBF or Walbrook?

No. cemapexam.co.uk is an independent study aid. We are not affiliated with, endorsed by or connected to LIBF, Walbrook or any training provider. You register, pay for and sit the real exams with Walbrook, and you receive your certificate from them.

+Do your practice tests guarantee a pass?

No, and no honest practice site can offer a pass guarantee. Mocks show where you stand against the pass mark and teach the rules behind each answer, but the result depends on your preparation and on the exam on the day.
